Payment

• Rates are based on up to 12 guests. Additional guests may incur an extra charge of $84pp.
• Full payment is required at booking and is non-refundable.
• A refundable security bond of AUD 2,000 is collected 30 days prior to arrival via PayPal and refunded within 7 working days after departure.

The fully renovated, family-friendly house offers a comfortable and welcoming atmosphere for all ages. Each bedroom, along with the lounge and kitchen, is equipped with a brand-new air conditioning system for year-round comfort. The house features new furniture, three modern bathrooms, and a well-equipped kitchen with high-quality Smeg, Miele, and Ariston appliances—perfect for family meals.

The indoor dining area opens to a spacious outdoor deck, complete with seating for 12, a bar fridge, gas BBQ, and fire pit, all set against the backdrop of a lush palm garden, providing a great space for family gatherings. The recreational living area includes a 75-inch TV with Netflix, offering entertainment for all. The bedrooms, styled in calming coastal tones, ensure restful nights and plenty of storage space for the whole family. The modern bathrooms, with natural light, large basins, and showers, provide comfort and convenience. For added ease, the home includes an Electrolux washer and dryer.

For added family fun, the barn features a ping pong area and a relaxing corner couch, perfect for entertaining kids and keeping them engaged while adults enjoy the main house and drinks. Whether you’re enjoying the outdoor spaces or relaxing inside with Netflix and Wi-Fi, the property offers something for everyone.

★Important Notes★
– King bed split requests are subject to availability and depend on cleaner scheduling. This service may not be available during peak periods, including Christmas and New Year or high-turnover days. Please enquire in advance and we will advise accordingly.
– Requests to split King beds into 2 Singles must be made at the time of booking.
– Each King-to-Single split incurs a $100 charge, which includes linen hire and setup/reset of the configuration.
– If the request is made after our cleaner has already attended the property, a return visit to reset the beds will incur an additional $75 fee and will be subject to our cleaner’s availability.

Extra beds are available upon request prior to your arrival.

By booking and staying at this property, the guest acknowledges that these Rental Terms & Conditions have been read, understood, and agreed to by all occupants and visitors.

★ NO PARTY POLICY ★
This property is subject to a strict no-party and no-event policy. Parties, events, celebrations, Schoolies bookings, and unauthorized gatherings of any kind are strictly prohibited. The property is not suitable for groups under the age of 25.

★ ADULT GROUPS ★

Any breach of this policy may result in immediate termination of the stay, involvement of authorities if required, and liability for any associated fines, damages, or costs.

Small pets (e.g. poodles) may be permitted by prior approval only. Guests must provide details of the pet’s breed and age before arrival.
Approved pets must remain outdoors at all times, where a sheltered area is provided. Guests are responsible for cleaning up after their pets and for any damage or additional cleaning required.

★ PEST & WILDLIFE DISCLAIMER ★
Due to Australia’s climate and the property’s rural location near a national park, guests may encounter insects or wildlife. The property is regularly treated for pests both internally and externally; however, wildlife presence may be unavoidable. No refunds, cancellations, or compensation will be provided due to the presence of insects or wildlife. The owners and management accept no responsibility or liability for any bites, stings, or encounters during the stay.
By staying at the property, guests acknowledge and accept these conditions.

★ GUEST CONDUCT – OBLIGATIONS ★
All guests agree to:
• Respect neighbours and surrounding properties
• Observe quiet hours between 10:00 PM and 8:00 AM
• Refrain from parties, events, or gatherings
• Ensure only registered guests stay overnight
• Allow reasonable access for emergency or essential repairs if required
